Over 7,000 Illegal Bengaluru Buildings at Risk Due to High-Tension Line Violations

The Bruhat Bengaluru Mahanagara Palike (BBMP), in collaboration with BESCOM (Bangalore Electricity Supply Company), has identified over 7,000 illegal buildings constructed dangerously close to high-tension electricity lines. These structures now face imminent eviction or demolition, raising major concerns for property owners and real estate developers.

According to the regulations, residential or commercial buildings must maintain a safe distance of 15 to 20 meters from high-voltage power lines. However, thousands of structures have ignored this rule, posing serious threats to public safety and infrastructure reliability.

Why Is This a Big Deal?

• High-tension lines carry deadly voltages, and any physical proximity increases fire and electrocution risks.

• These illegal constructions not only flout building norms but also endanger residents and power supply infrastructure.

• In many areas, these violations are found in densely populated zones where builder-buyer awareness was low.

What Are the Authorities Doing?

• BBMP has started issuing eviction and demolition notices to violators.

• BESCOM has begun disconnecting power to such buildings to avoid accidents.

• Joint surveys are underway across all BBMP zones to map violations and initiate legal action.

What It Means for Property Buyers and Builders

This development is a warning to all property buyers in Bengaluru to verify the legal and structural compliance of buildings, especially around infrastructure like power lines. Buyers must consult BBMP and BESCOM maps or take expert legal support before finalizing any transaction.

Builders, on the other hand, are now under pressure to strictly adhere to zoning and safety regulations or risk financial and legal consequences.
